Hardware Inspection & Lubrication

All hinges, stays, handles and lock mechanisms cleaned and lubricated with specialist silicone spray. Stiff mechanisms freed and tested through full range of movement.

Hinge & Stay Adjustment

Friction stays adjusted so windows hold open at the correct angle without slamming or sagging. Dropped sashes realigned where possible without parts.

Lock Mechanism Check

Multipoint shoot bolts tested for correct engagement with keeps. Misaligned mechanisms adjusted. Failed or worn components identified and quoted separately.

Seal & Gasket Inspection

Full perimeter check of all rubber seals and gaskets. Brittle, split or detached sections replaced. Draught and weather resistance restored.

Glazing Check

Each glass unit inspected for misting, cracks, chips and correct packer positioning. Any issues reported with a separate quote to rectify.

Glazing Bead Check

Beads checked for correct fitting and condition. Loose or damaged sections re-secured.

Clean Down

All windows cleaned down on completion. Frames wiped, glass cleaned, no mess left behind.

Written Condition Report

A full written report of every window inspected — what was serviced, what was found and any recommended remedial work with indicative pricing. Invaluable for landlords managing compliance and maintenance records.
