No. Our measure visit is free. We visit, take exact measurements and confirm your final price on the spot. We only ask for a deposit once you're happy to proceed and want us to order the glass or parts.
Very close in most cases. We give you a range based on the photo and rough size — the final price is confirmed after measuring. We aim for the confirmed price to always land within the range we quoted. We'll always tell you if something changes before we start any work.
Yes — and it's more cost effective. Send us photos of all the affected windows and we'll give you an overall estimate. We measure everything in one visit and fit everything in one return visit.

Misted & Cloudy Windows

The seal around the edge of your double glazed unit has failed. Damp air gets between the panes, the desiccant inside the spacer bar becomes saturated and condensation forms. It won't clear — the unit needs replacing.
Almost certainly not. The frame is almost always perfectly sound. We replace just the glass unit inside the existing frame — at a fraction of the cost of full window replacement.
Most standard casement windows take 20 to 30 minutes. We can typically replace several units in a single visit.
Our replacement units come with a 10 year guarantee. With proper installation quality glass units should last significantly longer than that.
The whole sealed unit needs replacing — you can't reseal an individual pane. But the unit itself is just the glass, not the frame, so the cost is very manageable.
No. We match the specification of your existing glass including any low-E coatings, obscure patterns or Georgian bar configurations.

Handles, Locks & Hardware

For common handles and euro cylinders often yes — we carry stock in the van. For gearboxes and multipoint mechanisms we usually need to order the correct part but turnaround is fast.
In most cases yes. We carry white, gold and chrome as standard and can source other finishes. Send us a photo and we'll confirm before visiting.
The euro cylinder is the key barrel inside your window lock. Standard cylinders can be snapped in seconds using a technique commonly used by burglars. We replace with anti-snap TS007 3-star rated cylinders as standard — a small upgrade that makes a significant difference to your security.
Not necessarily. Loose handles are often just a tightening job. We'll assess on the visit and only replace if needed.

Stuck & Stiff Windows

Usually yes. Long term stuck windows most commonly have seized hinges or paint bridging the frame — both straightforward to address when approached correctly.
No. Forcing a stuck window risks cracking the glass, snapping the handle or damaging the frame — turning a simple repair into a much more expensive one. Leave it and call us.
Usually a dropped sash causing the shoot bolts to miss the keeps in the frame. Fix the sash alignment and the locking usually follows. We diagnose both together.
The friction on the stay has gone. It either needs adjusting or replacing. A common and very straightforward fix.

Broken Glass

For standard units typically within a week. For urgent cases we fast track the glass order and prioritise fitting. WhatsApp us immediately and we'll give you a realistic timescale.

Yes. Single glazed panes in older properties, outbuildings and garages are straightforward replacements.
Accidental and malicious damage is often covered under home or landlord insurance. We provide written quotes, invoices and before and after photos to support your claim.
For insurance purposes yes — report it to the police first and get a crime reference number. We provide all the documentation your insurer needs from our side.

Window Overhaul

We service every window in the property — cleaning and lubricating all hardware, adjusting friction stays, checking and replacing seals and gaskets, inspecting glazing units and testing all locks. We finish with a written condition report covering every window.
Most standard properties with 8 to 12 windows are completed in a single day.
For rental properties every 2 to 3 years as a minimum. For older windows or exposed coastal properties annually is sensible.
Yes — uPVC doors with similar hardware can be included in the overhaul visit. Just let us know when booking.

Pricing & Payment

We charge per job — parts plus fitting. We always confirm the full price before starting any work. No hidden charges, no surprises.
Yes — once you're happy with the price and want us to proceed we take a 50% deposit to cover the cost of ordering glass or parts. The balance is due on completion.
Bank transfer, card payment and cash all accepted. We send a proper invoice on completion for your records.
Yes. All prices quoted are exclusive of VAT. VAT is added at the prevailing rate and shown clearly on your invoice.
Yes — the more windows on a single visit the better value the job. We pass on the efficiency saving for larger jobs. Ask us when you enquire.

Our Guarantee

Glass units we supply and fit are guaranteed against seal failure and misting for 10 years. Hardware and parts — handles, cylinders, gearboxes, mechanisms — are guaranteed against manufacturing defects for 1 year. If anything fails within the relevant guarantee period we'll replace it at no charge.
Accidental damage, deliberate damage and normal wear and tear on moving parts beyond the guarantee period. The guarantee also doesn't cover pre-existing issues with frames or structures present before we carried out the work. Note the 10 year guarantee applies to glass units only — hardware and parts carry a 1 year guarantee.
Yes — if you sell your property the guarantee transfers to the new owner for the remainder of the term.

Yes — regularly. We're set up to work efficiently across rental portfolios, liaise directly with tenants, provide written reports and turn jobs around fast. Get in touch to discuss adding us to your approved contractor list.
Yes. We deal with tenant access, keep them informed of timescales and report back to you on completion. Minimum hassle for you.

Yes. We carry full public liability insurance for all work carried out.
For glass unit replacements within existing frames FENSA registration is not required. For full frame replacements we work with our FENSA registered partner who carries out all notifiable work compliantly.
